The U.S. Attorney for the Southern Florida district- Jeffrey H Sloman has brought an indictment against some Florida residents for Real Estate Fraud.

Their scam was selling vacant land in Miami-Dade County Florida that they did not even own.

They were charged with conspiracy to commit mail fraud and mail fraud in which they are alleged to have defrauded more than 1,000 victims out of about $10.6 Million dollars!

A company called, 'First Loan Solution' which is owned by Mr Stephen and Ms Jean sold land to members of the Haitian community in Miami-Dade through the use of radio ads on a Haitian Radio station, brochures they created for the purpose of selling this land and even set up bus trips to North Florida as part of their alleged scam.

The indictment states that this company and their employees misrepresented buyers in order to induce them to buy the land when neither Mr Stephen nor Ms Jean owned the land. Mr Stephen also told the buyers that First Loan Solution would hold their earnest money deposits. But instead, they used the money for their own personal stuff and business expenses.

They hired a title company to be the closing agent. Ms DePons is also indicted for allegedly collecting the money from the buyers to buy this land and then to produce fraudulent warranty deeds and closing statements to make it look like the buyers were really closing on these land parcels.

The buyers allegedly never received title to the land nor their monies refunded.

Please make sure you use a licensed Real Estate agent who is licensed in the state of Florida to be your buyers' agent in your purchasing of any property in the state of Florida. This is the danger of buying directly from the land owners. You don't know what you are really getting. There were a lot of red flags going on here where a licensed agent could pick up on and let you know this might not be the deal of the century!
