Short Sale Designations Do Not Make Agents Experts in Short Sales- 

We just got a listing from another agent to short sale their own property. They chose to give their listing to agents within their office who had the CDPE designation after their name and proclaimed their expert knowledge in doing short sales. 

First off, let me say, there is a HUGE difference between processing short sales and negotiating short sales. That is another post. 

These agents run a mill. They list a lot of short sales and then they say:

"Some will close, some will not. It is a numbers game."

WHAT???? 

We have more listings than they do and yet we NEVER say it is a 'numbers game'. How can you say it is a numbers game when homeowners emotions, credit, future and their homes are at stake? How do you do this business with no empathy? 

Our client who is an agent who does not do short sales figured out something was wrong and canceled the listing with these agents and then listed her property with us. Why would she do that? Because we close our short sales. We have lost only one that was not due to any thing on our lack of skill but rather a lack of disclosure from multiple investors who happened to be on the title of a certain property. 

The agents sent her second note to a title company to negotiate. Of course, we know how that works out, another processing mill with receptionist types who get paid an hourly wage to call the banks and then write down in the notes what the banks says.... they lack any proactive skills. 

Then they could not get her first loan into the system at the first lender. So they came to her, gave her the file and told her to call them after she figures out how to work with this bank.

EXCUSE ME???????? You have initials after your name and you don't know how to work with the banks? 

To top it off, they told her they don't have time to sit on the phone with the banks. Then why in the Heck are you taking short sale listings and running around telling the homeowners in trouble that you are an expert short sale agent?????? Can we say contradiction! What in the world do they think she hired them for and what in the world do they think their tasks are as being self proclaimed short sale experts? 

It is a shame and this really creates a bad name for agents who really do care and do a great job for their clients. 

It would be one thing if this were an isolated case, but it is not.

I am trying to buy a short sale that is my dream house.

This house has been listed for three years and has been vacant for as long with no power (here in Fla.)

I realize that there is much work to be done on this home yet have made an offer that is not lowball. I found the owner and called him and he wants nothing to do with this,he was surprised that it has not yet been foreclosed but he did sign my offer to be submitted. The listing agent is a short sale specialist who has had this listing for three years and says Bankunited/Green River has been impossible because of the investors changing their prices, and yes...that it is about numbers. The real estate agent that I have keeps trying to sell me other homes and telling me that this home is not worth it. I really, really love this home. I refuse to even look at other homes.

Now I am told that after all this time (3months) that no one knew about pmi and now that has to be worked out. I submitted a lower bid to the bank and offered to pay the difference to the pmi. That did not work out so went back,made an offer, bank came back with a counter and I am meeting their counter. (let them work something out with pmi) This process is making me weary and I am beginning to not trust the realtors involved. Why do they lack motivation to sell me this home? (I am a CASH buyer) Is there an angle they have that I am missing?, Would they be better if it foreclosed? Do they want to do an REO?  If this house remains vacant for another summer here, it will be a disaster!  How do I know that my offer has truly been submitted at all? The realtor and listing agent never return my weekly calls and I just don't understand. If I offend the realtor or listing agent, I am sure my dream house will be out of my reach. Any ideas?
